Rent indexation in Brussels follows the same basic principles. Landlords may adjust rent annually based on the health index. The formula: new rent = base rent × new index ÷ base index. Our platform applies this formula automatically with the most recent official Statbel figures.
Residential letting in Brussels falls under the Brussels Housing Code. The indexation formula is the same as in the other Regions, but Brussels applies its own conditions. The ordinance of 11 October 2022 introduced a temporary freeze for energy-inefficient homes; since 14 October 2023 indexation is allowed again. A correction coefficient from an official table still applies to leases that took effect before 14 October 2022 where the property is rated EPB E, F or G. That coefficient depends on both the label and the anniversary month of the lease. For more recent leases the standard calculation applies in full.
Brussels is a bilingual Region that is also home to many international tenants. A tenant is entitled to be informed in their own language, and a letter they cannot read only generates unnecessary questions. The calculation, the official index figures and the effective date all appear in that language, which prevents most disputes.

Three reasons come up consistently. First, legal uncertainty: Brussels regulations have changed considerably in recent years and many landlords no longer know what is still permitted. Second, the complexity of the calculation, particularly where a correction factor applies. Third, reluctance to raise the subject with a long-standing tenant. All three obstacles disappear when a neutral third party calculates and sends the indexation, backed by official index figures.
Brussels has the highest proportion of tenants in the country: a majority of households rent their home. The Region also attracts many European officials, expatriates and students, which means faster turnover and shorter leases. For a landlord that means every year of indexation counts: rent left un-indexed for several years is a permanent loss, since recovery is limited to three months. Brussels costs meanwhile — property tax, management fees, maintenance — keep rising every year.
As in the rest of Belgium, your lease must be registered before indexation can lawfully be applied. In the Brussels-Capital Region, registering a residential lease is free of charge.
